Buying a House In Mexico-- Expired Temporary Resident Visa

If your Temporary Resident Visa for Mexico has expired, these are the steps you should take.

The bottom line is it is a lot of work to re-do the process to re-qualify for your Temporary Resident Visa, so be careful to note the date, and perform the requirements ahead of time. Give yourself extra time for unforeseen delays.

The visa expiration date is written: day/month/year.

  1. The law says you may enter Mexico up to 55 days after expiration of a Temporary Resident visa and you have 5 days to start your renewal at Immigration. If beyond 55 days, you enter as a tourist. In reality, INM at point of entry will usually keep your expired visa and / or issue a FMM marked tourist unless you are able to convince them otherwise. If you enter as a tourist, the result is you need to start over, proving financials at a Mexican consulate.

  2. If you are in Mexico and your visa has expired by more than 60 days you must leave the country and start over at a Mexican Consulate and obtain a pre-approval.

  3. If your Temporary Resident visa has expired by less than 60 days and you are in Mexico you may apply for a Temporary Resident visa, at year ONE. The steps are below.

Requirements Per Person For Visa Expired Less Than 60 days While In Mexico:

Financial requirements below are based on an exchange rate of 20 to 1 for US $ and 16 to 1 for C$. Therefore, the amounts are not exact. On-line financial printouts are sufficient. The amounts are per person including children.

  1. Investments ~$89,600 US / $112,000 C (20,000 days x La Unidad de Medida y Actualización (UMA) 89.62) with 12 months of individual statements, or

  2. ​Monthly Income ~$2240 US / $2800 C (500 days x La Unidad de Medida y Actualización (UMA) 89.62) of any income including pension showing 6 months of bank statements,

  3. Mexican Home Ownership 3,584,800 pesos (40,000 days x La Unidad de Medida y Actualización (UMA) 89.62) based on Predial or an appraisal.

Name on passport and financials must match exactly. It is not worth it to be vague about that last statement! Make it easy on yourself and confirm the bank statements match your passport name EXACTLY! Financials will need to be translated by a certified translator. There is a fine with the amount as determined by Inmigracion.

There is a Regularization fee (review fee) of 1365 pesos. INM will determine the number of years to grant as a Temporary Resident and cost will be the standard INM fees as below.
